Cheap or expensive tiles: price per metre, price of the roof and price of a year of warranty

In the price list two tiles differ by a factor of two, but in the estimate for the whole roof they no longer do. And if you divide the total by the warranty term, the order may change. We calculate on one roof, step by step.

Short answer

Compare not the price per metre but the cost of the whole roof, and divide it by the warranty term. On a 180 m² roof Metrotile Bond is almost twice as expensive per metre as KAZROOF Standart (15,679 against 7,960 ₸), and the whole roof 1.6 times (4,632,235 against 2,874,310 ₸): installation does not depend on the brand. Per year of warranty it comes to 115,806 ₸ against 143,716 ₸. A caveat: a warranty is not a service life, and the “price of a year” helps compare options but does not promise how long the roof will last.

Why the price per metre is not the price of the roof

The price per square metre is only the “tiles” line in the estimate. Around it stand three others, and they are calculated by the calculator’s rules:

This is where the gap between “twice” and “1.6 times” hides. Installation costs the same for any brand, which means it blurs the difference in material price. The area in this calculation is the area of the roof itself, not the house: 180 m² of roof, plus 7% for cutting the sheets.

Calculating the 180 m² roof: three options

Gable roof, 180 m², 193 m² of material with waste. For KAZROOF Standart the working is as follows: 193 × 7,960 = 1,536,280 ₸ for tiles; accessories 18% — 276,530 ₸; installation 5,500 × 193 = 1,061,500 ₸. Total 2,874,310 ₸. The other brands follow the same formula.

How many times more expensive than Standart: whole roof—1,161,61

If you do not need installation or are ordering it separately, the picture is different: material with accessories for Metrotile Bond comes out 1.97 times more expensive than for Standart (3,570,735 against 1,812,810 ₸). The difference between the brands stays the same, 1,757,925 ₸, it just looks bigger on a smaller base.

Dividing by years of warranty

Now the second half of the question: over what period you are paying this money. We take the factory warranty terms: KAZROOF Standart 20 years, KAZROOF Premium 40 years, Metrotile Bond 40 years. We divide the cost of the roof by the term.

What this figure does not mean

A warranty is not a service life. “40 years of warranty” is not a promise that the roof will stand for 40 years, and “20 years” does not mean it will need replacing after 20. We do not state a service life: we have no source that would confirm it. The price of a year of warranty is a way to level the comparison, not a forecast. What exactly the warranty covers and under what conditions, see in the text of the warranty document itself.

Prices are July 2026 price lists. They change with suppliers; the current values are always in the calculator.

Installation is the calculator’s rate. 5,500 ₸/m² on a gable roof (6,500 on hip, 8,000 on complex). A real crew may calculate differently, and the total will change as a result, though the general principle stays the same.

Not all brands are in the table. For Gerard and the imported multi-brand option, the warranty term is not stated in our sources (for Gerard it is quoted by the dealer), so we do not calculate the price of a year for them. We will not invent a term to make the table look neat.

When a low price per metre is a sensible decision

Dividing by years does not make one option “right”. It is one lens, and it has limits. A low price per metre is a justified choice in several situations:

It is different if you are building the roof for decades and do not intend to touch it: then a long warranty and the price of a year deserve a place in the calculation. The same technique — dividing the difference by years — we used when comparing composite with metal tiles, in the article “Composite tiles or metal tiles”.

How to check on your own roof

  1. Take the area of the roof, not the house. If you know only the dimensions, the calculator will multiply the footprint by 1.5, but it is more accurate to take the figure from the project.
  2. Choose the roof shape: waste (7, 10 or 13%), accessories and the installation rate depend on it.
  3. Switch installation on and compare the total for two or three brands: not the price per metre, but the “whole roof” line.
  4. Ask the seller for the warranty term in writing and the conditions under which it applies.
  5. Divide the total by the warranty term, and then by the period you actually plan to own the house. If the second figure is noticeably smaller than the first, look at the price of the whole roof.
Two figures instead of one

Frequently asked questions

Which tiles to choose: cheap or expensive?

Compare not the price per metre but the whole roof, and then divide by the warranty term and by the period you actually plan to own the house. On a 180 m² roof Metrotile Bond is almost twice as expensive per metre as KAZROOF Standart, and the whole roof 1.6 times (4,632,235 against 2,874,310 ₸), because installation does not depend on the brand. If the house is being built for decades, a long warranty works in favour of the expensive tiles; if you will sell it in a few years, it is more sensible to count the total cost.

Is it worth paying more for tiles?

It depends on what exactly you are paying for. Moving from Standart to Premium adds 455,480 ₸ to a 180 m² roof and extends the warranty from 20 to 40 years: about 22,774 ₸ for each additional year. And the difference between Premium and Metrotile Bond at the same 40 years is 1,302,445 ₸ — that is payment for a different profile and brand, not for a term.

How to calculate the price of a roof per year?

Calculate the whole roof: tiles with waste, accessories and installation. Then divide the total by the factory warranty term. For KAZROOF Standart on a 180 m² roof: 2,874,310 ₸ ÷ 20 years = 143,716 ₸ a year. For Metrotile Bond: 4,632,235 ₸ ÷ 40 years = 115,806 ₸ a year.

Is a tile warranty the service life of the roof?

No. A warranty is the manufacturer’s obligation on certain conditions, not a forecast of how long the roof will stand. We do not state a service life, and the price of a year of warranty is only for comparing options with each other. Read the warranty terms in the document itself.

Prices are July 2026 price lists and they are updated; current values are in the calculator. Waste (7%), accessories (18%) and the installation rate (5,500 ₸/m²) are the gable roof parameters in the calculator; real crews may calculate installation differently. Warranty terms: KAZROOF Standart — 20 years, Premium — 40 years (according to the “About us” page), Metrotile Bond — 40 years, factory (metrotile.kz; KAZROOF — kazroof.kz).
